Insurance for Real Estate Investors
Ricci Insurance Group is an independent insurance agency in Jacksonville, Florida that insures real estate investors, including long-term rentals, short-term rentals such as Airbnb and VRBO, and PadSplit homes. Whether you own three doors or thirty, we keep the whole portfolio organized with one team that knows you by name.
Every property you add is one more policy to keep track of. We keep track of them for you.
Investors tend to collect policies the way they collect properties: one at a time, with different carriers, limits and renewal dates. That is how gaps happen. We look at the whole portfolio together, and when you buy, sell or renovate, you make one call.
We also know that investors do not all look at risk the same way. Some want the most comprehensive coverage available on every property. Others are comfortable self-insuring smaller losses with higher deductibles and only want to file a claim for the catastrophic, if a property burns down or blows away. We are glad to tailor your coverage either way, while keeping your lender requirements in mind.

What kinds of rental property do we insure?
Each type of rental is underwritten differently, and the wrong policy type is one of the most common gaps we find. Tell us how each property is used and we will match it to the right coverage.
Long-Term Rentals
Single-family homes, condos, duplexes and small multifamily leased to tenants by the year.
Short-Term Rentals
Airbnb, VRBO and other vacation rentals. These need a policy written for short-term guests, which many standard landlord policies are not.
PadSplit & Co-Living
Homes rented by the room. We are a preferred insurance vendor for PadSplit hosts and know how these properties need to be insured.
Commercial, Industrial & Self-Storage
Larger multifamily, commercial and industrial buildings, and self-storage facilities.
Coverage
What insurance does a real estate investor need?
Every portfolio is different. These are the coverages we talk about most with investors. Your agent will recommend what fits your properties.
Rental Property Policy
A landlord policy covers the building itself. A homeowners policy is written for owner-occupied homes and generally will not respond to a rental.
Loss of Rents / Business Income
Replaces rental income while a unit cannot be lived in after a covered loss, such as a fire.
Contents
Covers what you own inside the property. On a furnished short-term rental that can be a lot. On a long-term rental it may only be the appliances. Whether to insure it is your choice.
Premises Liability
For tenant and visitor injury claims on your property, plus your legal defense.
Umbrella
Extra liability limits that sit over every property in the portfolio.
Wind
Wind and hurricane coverage, which may be part of the property policy or a separate policy depending on location.
Flood
In insurance, flood means rising water caused by weather. Property policies do not cover it. It is a separate policy, available through the National Flood Insurance Program or private carriers.
Builder's Risk & Vacant Property
For properties being renovated or sitting empty between tenants. We have unique and exclusive options for investors working on five or more projects at once.
Commercial Property
For larger multifamily and commercial buildings, industrial buildings and self-storage facilities that need a commercial policy.
LRO (Lessor's Risk Only)
For owners of commercial buildings leased to tenants. It covers the building and your liability as the landlord, while each tenant insures their own business.

Questions we hear most
Do I need special insurance for an Airbnb or other short-term rental?
Usually, yes. A homeowners policy is written for a home the owner lives in, and many standard landlord policies are written for long-term tenants, so either one may limit or exclude short-term guests. A short-term rental on Airbnb or VRBO should be insured on a policy that allows that use. Protection offered by a booking platform has its own limits and exclusions and is not a substitute for your own policy.
How do I insure a PadSplit or rent-by-the-room property?
A PadSplit home is rented by the room to several unrelated members, which many standard landlord policies do not allow. It needs to be placed with an insurance company that accepts co-living or rooming-house use. Ricci Insurance Group is a preferred insurance vendor for PadSplit hosts and works with carriers that insure these properties.
Does a homeowners policy cover a rental property?
Generally, no. A homeowners policy is written for a home the owner lives in. A property you rent to tenants needs a rental property policy, often called a landlord or dwelling policy, which covers the building, your liability as the owner and, if you add it, lost rental income.
How should a property owned by an LLC or trust be listed on the policy?
It depends on the insurance company. Underwriting guidelines vary carrier by carrier. Some carriers want the policy issued exactly as the owner is listed with the property appraiser. Others want it in an individual's name, with the LLC or trust listed as an additional insured. The carrier's underwriter makes that decision, and we follow their guidelines while making sure the name on the deed is acknowledged on the policy.
What does loss of rents or business income coverage pay for?
Loss of rents coverage, also called business income coverage, replaces the rental income you lose while a unit cannot be lived in after a covered loss, such as a fire or storm damage. It does not cover a tenant who stops paying rent or a unit that is simply vacant.
Requirements vary by state and by policy. See all business insurance, or other industries we work with: Restaurants & Hospitality, Contractors, Medical & Wellness.
